MDDP is a planning-led architectural and development consultancy working with developers, landowners, homeowners, commercial operators, and agricultural clients across the UK.
We provide architectural drawings, planning consultancy, and land promotion services to support development from initial feasibility through to planning approval. Our work spans residential development and land promotion, householder extensions and conversions, commercial buildings and advertising consent, and agricultural buildings and rural development.


In addition to consultancy work, MDDP brings direct development experience. The practice has been involved in the delivery of new-build housing on its own sites, including land purchased without planning permission, successfully taken through the planning process, built out, and sold. This practical experience informs our advice, ensuring proposals are grounded in deliverability, viability, and real-world construction considerations — not just theory.

RESIDENTIAL DEVELOPMENT CASE STUDY

BEDFORDSHIRE 

Pear Tree Close, Clophill

This site involved the purchase of a semi-detached chalet style property with no planning permission following:-

- Design and planning documents to obtain permission for the demolition of the house (yes, attached to another) and the construction of 5 new heritage sympathetic, executive dwellings.

- development finance package sourcing, full LABC structural warranties engaged, full construction management of each intricate detail of the design followed by open market sales






RESIDENTIAL LANDOWNER CASE STUDY

BEDFORDSHIRE 

Cattery, Dunton Lane Biggleswade

The Cattery in Biggleswade consisted of a substantial residential dwelling and various timber clad barns on site. One housed a functioning cattery business. The host dwelling and this barn were over 150 years old and so were Non-Designated Heritage Assets by default and the Cattery was classed as a place of employment.

Despite the pitfalls, planning permission was obtained for 9 new build dwellings totalling 18,000ft2+garages with no CIL/S106 contributions to pay.
